ANZ home loan products and features

ANZ's home loan range includes the ANZ Standard Variable loan, the lower-fee ANZ Simplicity PLUS variable loan, and ANZ Fixed Rate loans available for terms of 1 to 10 years, alongside bridging, construction and supplementary loans for borrowers who need them (ANZ, Home loans, accessed 26 September 2026). Variable-rate ANZ home loans come with a redraw facility, so you can access extra repayments you've made ahead of schedule, and you can link an ANZ One offset account so ANZ only charges interest on your loan balance minus whatever sits in the linked offset account. ANZ also lets you split a single loan between fixed and variable portions in whatever ratio suits you, so part of your repayment is shielded from rate rises while the rest stays flexible.

As of September 2026, ANZ's Standard Variable Rate for owner-occupier home loans is 8.64% p.a., effective from 15 May 2026 — most customers on package or discounted pricing pay below this reference rate (ANZ Newsroom, May 2026).

Deposit size and Lenders Mortgage Insurance (LMI)

ANZ requires Lenders Mortgage Insurance once your deposit is less than 20% of the property's lender-assessed value — in other words, once your loan-to-value ratio (LVR) goes above 80% (ANZ, Key things you need to know about Lenders Mortgage Insurance, accessed 26 September 2026). LMI protects ANZ, not you: if you default and the sale of the property doesn't cover what you owe, the LMI insurer can be left to cover the shortfall, and can then pursue you to recover it. ANZ's own guidance illustrates this with an example: on a $600,000 loan, if the property later sells for only $550,000, the $50,000 shortfall is what LMI is there to cover. Premiums vary with your LVR and loan size — ANZ's guidance notes that, for example, a $500,000 loan with only a $50,000 (10%) deposit could attract an LMI premium of $10,000 or more, payable upfront or added to the loan.

Financial hardship and complaints (AFCA)

If you're struggling to keep up with an ANZ home loan, ANZ's Financial Wellbeing Assist Team can be reached online or on 1800 351 548; ANZ says it aims to make contact within 5–10 days of your application and finalise a hardship arrangement within 21 days (ANZ, Financial hardship, accessed 26 September 2026). Depending on your situation, ANZ may offer a temporary switch to interest-only repayments, a full or partial pause on repayments, a delayed-payment arrangement, or a variation to your loan contract such as extending its term. If you're not satisfied with how ANZ has handled your case, you can lodge a complaint with ANZ's Complaint Resolution team (online, or on 1800 805 154) and, if it's still unresolved, escalate it to the Australian Financial Complaints Authority (AFCA) at afca.org.au — an independent, external dispute-resolution body that ANZ's own hardship guidance points customers to.

APRA's serviceability buffer

Before approving a home loan, ANZ — like every APRA-regulated bank — must check that you could still afford your repayments if your interest rate were 3 percentage points higher than the rate you're actually offered. This "serviceability buffer" is set by APRA, Australia's banking regulator, and was held at 3 percentage points at its most recent review, in July 2025 (APRA, Update on macroprudential settings, accessed 26 September 2026). Applied to ANZ's 8.64% p.a. Standard Variable Rate, that means ANZ tests your ability to repay as if the rate were roughly 11.64% p.a. — a deliberate margin of safety against future rate rises, not a rate you'll actually pay.

ANZ home loan rates, September 2026

ANZ's Standard Variable Rate for owner-occupier home loans sits at 8.64% p.a., effective 15 May 2026. The RBA raised its cash rate target to 4.60% p.a. at its late-September 2026 meeting (previously 4.35%)., held at the Reserve Bank's 11 August 2026 meeting.

Worked example: $500,000 ANZ loan at 8.64% p.a. over 30 years

r = 0.0864/12 = 0.0072, n = 360, (1+r)n ≈ 13.2330.

M ≈ $3,894.29 per month. Total repayments ≈ $1,401,944; interest ≈ $901,944.
