Frequently Asked Questions

What is Emirates NBD's current fixed mortgage rate?

Emirates NBD's official Key Facts Statement (dated February 2026) lists fixed rates starting from 3.99% per annum for an initial 3- or 5-year period, up to 9.99% depending on customer profile.

What happens to the rate after Emirates NBD's fixed period ends?

Does Emirates NBD's rate depend on salary transfer or nationality?

Yes — Emirates NBD prices home loans differently for UAE nationals, expatriates, and salary-transfer customers, so your personal quote should be confirmed directly with the bank.

The CBUAE rules that cap every UAE mortgage, Emirates NBD included

Emirates NBD's rate sheet only tells half the story — the Central Bank of the UAE (CBUAE) separately caps how much any UAE bank can lend against a property, under its mortgage-loan regulation (Circular No. 31/2013, as amended). The ceiling depends on nationality, price, and whether it's a first mortgaged home:

Borrower / propertyUAE nationalsExpatriates
First home, price up to AED 5M85% LTV80% LTV
First home, price above AED 5M75% LTV70% LTV
Second or subsequent mortgaged property65% LTV60% LTV
Off-plan property (any buyer)50% LTV

On the AED 2,000,000 example above, an expat buyer needs at least AED 400,000 (20%) as a down payment on a first home under AED 5M, on top of registration costs below. The same CBUAE regulation sets the 25-year maximum tenor used in the calculator's default, and caps early-settlement charges at the lower of 1% of the outstanding balance or AED 10,000 — a reduction from the 3% cap that applied before October 2019.

Dubai Land Department registration fee

Separately from the 4% DLD transfer fee charged when a property changes hands, registering the mortgage itself with the Dubai Land Department costs 0.25% of the mortgage amount, plus a flat AED 250 title-deed charge, AED 10 knowledge fee and AED 10 innovation fee. On a AED 2,000,000 Emirates NBD mortgage that's roughly AED 5,270 in DLD registration costs, separate from the bank's own charges.

EIBOR and the post-introductory rate

Emirates NBD's representative post-introductory example above (6.23%) is built from 4.24% EIBOR plus a 1.99% margin. As of 24 September 2026, the CBUAE's official fixing has 3-month EIBOR at 4.20% — close to that representative example, which means a borrower coming off Emirates NBD's 3.99% fixed rate today should budget for a payment jump of roughly two percentage points, not just the headline introductory figure.
