Frequently Asked Questions

What is the Maybank home loan rate?

Maybank home loan rates are around 4.30% p.a. as a 2026 reference. SBR-linked; BNM OPR ~3%. Your exact rate depends on your profile and deposit.

How is the Maybank monthly payment calculated?

Using the reducing-balance formula on the financed amount. Enter your amount, rate and term in the calculator above.

How much deposit do I need?

A larger deposit lowers your rate and total cost. Most lenders also add valuation, legal and registration fees on top of the deposit.

Can I reduce the total cost?

Yes — a bigger deposit, shorter term, and extra/early repayments all cut total interest. Check for any early-repayment charges first.

Islamic vs conventional financing at Maybank

Maybank's conventional MaxiHome / home loan range and Maybank Islamic's Commodity Murabahah Home Financing-i (MHF-i) both sit on the same SBR/Base Rate of 2.75% p.a., unchanged since 11 July 2025, but the Islamic version is built on a different legal footing. MHF-i uses the Shariah principle of Murabahah (cost-plus-profit) applied through Commodity Murabahah: the bank and customer trade Shariah-compliant commodities such as Crude Palm Oil or RBD Palm Olein rather than the bank simply lending cash at interest, and Maybank states there is "no compounding of profit and other charges" on the outstanding balance.

MHF-i gives customers a choice of fixed, tiered or variable profit-rate structures, with a ceiling-rate protection referenced to what Maybank calls its Islamic Base Rate (IBR) so your rate cannot climb indefinitely if the benchmark rises. Financing margins go up to 95% of the property's value, tenures run up to 35 years or until age 70 (whichever comes first), and the financing bundles in Mortgage Reducing Term Takaful (MRTT) style protection that settles the outstanding balance on death or total permanent disability. A redraw facility lets you pull back any extra payments you've made, for a flat RM25 per transaction.

Lock-in period and early settlement

Maybank Islamic states plainly that its Commodity Murabahah Home Financing-i has no early settlement charge and no lock-in period penalty — you can refinance, sell or pay off the financing ahead of schedule at any point without being penalised for doing so. Maybank goes further and offers a rebate (ibra') for early settlement, effectively reducing the future profit portion you'd otherwise have paid, which is a feature specific to the Islamic contract structure rather than a universal banking rule.

This is worth checking against whichever exact Maybank product you're offered, since fee structures can differ between MHF-i, MaxiHome-i and any promotional package, but as a baseline Maybank's flagship home financing-i product does not lock you in.

First-time buyers: Maybank's SJKP and SJKP MADANI

Maybank is one of the 16 banks listed as an official partner of Skim Jaminan Kredit Perumahan (SJKP) on the scheme's own "Institusi Kewangan" page, and unlike some competitors it markets the scheme directly on its own site under two packages. The standard SJKP package finances up to 110% of the property's value or RM500,000, whichever is lower, for properties priced up to RM500,000 — the extra margin above 100% is meant to cover mortgage protection insurance, stamp duty, legal fees and valuation costs. SJKP MADANI goes further for lower-priced homes: up to 120% of the property value or RM360,000, whichever is lower, on properties up to RM300,000, with the extra margin able to stretch to renovation or furnishing costs too.

Both packages are for Malaysian citizens aged 18 and above who are first-time home buyers with a maximum monthly income of RM11,000 per applicant, buying an owner-occupied residential property (not an investment unit) on the primary or secondary market, with no down payment required and tenures up to 35 years or age 70. Joint applications with immediate family members are allowed, and applicants must not have had payment arrears exceeding two months in the past 12 months on other credit facilities. Maybank offers SJKP under both conventional and Islamic (Maybank Islamic) financing, so first-time buyers can pick whichever contract structure they prefer while still using the government guarantee.
