How MCB's Home Loan is actually priced

Unlike Meezan's diminishing-musharakah structure, MCB's Home Loan (marketed as Apna Ghar) is a conventional, interest-based loan whose pricing is explicitly variable: per MCB's own Home Loan FAQ, the markup rate is "floating in nature and linked with 6-Month KIBOR" plus a pre-defined spread that MCB sets per applicant. As of 22 September 2026, SBP's official KIBOR fixing puts 6-month KIBOR at an 11.72%–11.97% bid/offer range — so MCB's headline ~16.5% reference rate implies a spread of roughly 4.5–5 percentage points over the 6-month benchmark, which will move up or down every six months as KIBOR resets. MCB finances up to 80% of the property's value (a 20% minimum down payment) for eligible salaried and self-employed applicants, with loan amounts up to PKR 50 million for a home purchase and a repayment period of 2 to 25 years.

SBP's August 2026 rule change raises the ceiling

The State Bank of Pakistan's revised Prudential Regulations for Housing Finance, effective 20 August 2026, now permit banks to lend up to a 90:10 loan-to-value ratio and extend housing-finance tenors to a maximum of 30 years — both well above MCB's current published 80% LTV and 25-year cap. The same regulation caps a borrower's total debt-service payments (including the new housing installment) at 65% of net disposable income, and requires comprehensive insurance or Takaful cover equal to the outstanding loan balance for the life of the facility. Because MCB's own product terms remain narrower than the new SBP ceiling, an applicant should ask MCB directly whether it has since widened its LTV or tenure to match the regulatory maximum.

Government subsidy schemes don't apply to a standard MCB loan

SBP's subsidised low-cost housing programme, now called Mera Ghar - Mera Ashiana (SHSFD Circular No. 3 of 2025, 24 September 2025, superseding the earlier Mera Pakistan Mera Ghar scheme), offers fixed pricing of 5% up to PKR 2.0 million and 8% for PKR 2.0–3.5 million financing, for first-time buyers of a house up to 5 marla or a flat up to 1,360 sq ft. A PKR 5,000,000 MCB Home Loan like the example above sits above that ceiling, so it is priced at MCB's standard KIBOR-linked commercial rate rather than any subsidised rate — the scheme is worth checking separately if you qualify on property size and loan amount.
