Mortgage rates ≈ 20–24% p.a. (market). Subsidized "Family Mortgage" programme ≈ 6% for qualifying families. CBR key rate 14.00% (held Sept 2026). Providers: Sberbank, VTB, Gazprombank, Alfa-Bank.

Reference figures, ~2026. The Bank of Russia (CBR) sets the policy rate; your offered rate depends on your profile, deposit and the lender. Verify current rates before deciding.

Worked example

For every ₽1,000,000 borrowed at 22.00% over 20 years:

Scale this to your loan amount — e.g. ₽3,000,000 costs about 3× these figures. A larger deposit and shorter term cut the interest sharply.

Real Russia mortgage rates: market vs subsidized "family mortgage" (2026)

Russia's mortgage market is split sharply in two. The Bank of Russia's key rate, held at 14.00% p.a. as of its September 2026 decision (down from a much higher peak earlier in the tightening cycle), feeds directly into market-rate mortgages, which typically price several points above the key rate once bank margins are added — commonly landing near 18%–20% for a standard, non-subsidized home loan in 2026. Alongside this, the government continues to run subsidized mortgage programs — most notably the "family mortgage" (available to households with children) — at a fixed rate of around 6%, regardless of where the key rate sits, making these programs the dominant channel for new mortgage lending in Russia.

Worked example. On a ₽8,000,000 mortgage at the subsidized family-mortgage rate of 6% over 20 years (240 monthly payments): monthly rate r = 0.06 / 12 = 0.005. With M = P·r·(1+r)n / ((1+r)n − 1): (1+r)240 ≈ 3.3102, so M = 8,000,000 × 0.005 × 3.3102 / (3.3102 − 1) ≈ 132,408 / 2.3102 ≈ ₽57,320 per month. At an unsubsidized market rate of 19% the same loan would cost roughly ₽128,600 per month — more than double — which is why eligible borrowers overwhelmingly choose the subsidized program where they qualify.

Frequently Asked Questions

How is the mortgage payment calculated in Russia?

Lenders use the reducing-balance formula P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan, r the monthly rate and n the number of months. The fin·calc tool applies the same formula with Russia's typical rate.

What is the current home loan rate in Russia?

As a 2026 reference, typical rates are around 22.0% per year, linked to the Bank of Russia (CBR) policy rate. Mortgage rates ≈ 20–24% p.a. (market). Subsidized "Family Mortgage" programme ≈ 6% for qualifying families. CBR key rate 14.00% (held Sept 2026). Providers: Sberbank, VTB, Gazprombank, Alfa-Bank.

How much deposit do I need?

A larger down payment lowers both your rate and total interest, and reduces the lender's risk. Most lenders also add valuation, legal and registration costs on top of the deposit.

Can I reduce the total interest?

Yes — a bigger deposit, a shorter term, and extra or early repayments all cut total interest significantly. Use the prepayment option in the calculator to see your exact saving.

What is Russia's "family mortgage" program?

It's a government-subsidized mortgage program offering a fixed rate around 6% to households with at least one child, regardless of the Bank of Russia's key rate. The government covers the difference between the subsidized rate and the bank's market rate, making it the primary route to homeownership for eligible families given how high market rates have become.

Why are market mortgage rates so high in Russia?

Market mortgage rates track the Bank of Russia's key rate plus a bank margin. With the key rate held at 14% through much of 2026 to fight inflation, standard non-subsidized mortgages have priced in the high teens, making them unaffordable for most borrowers without a subsidy program.

Can foreigners or childless buyers get a subsidized mortgage in Russia?

Subsidized programs like the family mortgage, IT mortgage, and rural mortgage each have specific eligibility rules (children, employment in a qualifying tech role, rural property location, etc.). Buyers who don't qualify for any program are generally limited to market-rate mortgages at the higher unsubsidized rate.
