Frequently Asked Questions

What is the NatWest mortgage rate?

NatWest mortgage rates are around 4.50% p.a. as a 2026 reference. Reference 2026; BoE base 3.75%. Your exact rate depends on your profile and deposit.

How is the NatWest monthly payment calculated?

Using the reducing-balance formula on the financed amount. Enter your amount, rate and term in the calculator above.

How much deposit do I need?

A larger deposit lowers your rate and total cost. Most lenders also add valuation, legal and registration fees on top of the deposit.

Can I reduce the total cost?

Yes — a bigger deposit, shorter term, and extra/early repayments all cut total interest. Check for any early-repayment charges first.

Borrowing with a family member: NatWest's Family-Backed Mortgage

NatWest offers a Family-Backed Mortgage (a "joint borrower, sole proprietor" arrangement) that lets a first-time buyer add a family member or friend's income to the mortgage application without giving them a share of the property's ownership. NatWest's own worked example shows a buyer earning £28,000 who could raise their maximum borrowing from £124,450 to £246,000 by adding a co-borrower earning £45,000. The main applicant needs a minimum income of £20,000 a year, must be no older than 75, and the co-borrower must take independent legal advice before signing; the scheme can't be combined with Right to Buy or Shared Equity, and lending goes up to 95% loan-to-value. NatWest also lets deposits and gifts from immediate family count towards the buyer's own contribution.

Overpaying a NatWest mortgage without a penalty

NatWest's mortgage terms allow customers to overpay by up to 20% of the outstanding balance each year with no fee; anything overpaid above that threshold can trigger an Early Repayment Charge on the excess during a fixed or tracker deal. Customers on NatWest's Standard Variable Rate face no overpayment limit and no charge at all. If something goes wrong, NatWest asks customers to raise it via the mobile app, its "Cora" assistant, or its complaint form; it aims to acknowledge within 5 working days and resolve within 8 weeks. If a complaint isn't resolved to the customer's satisfaction in that time, it can be referred to the Financial Ombudsman Service (0800 023 4 567) within 6 months of NatWest's final response letter.

Frequently Asked Questions

Can I add a family member to boost how much I can borrow from NatWest?

Yes — NatWest's Family-Backed Mortgage lets a first-time buyer combine income with a family member or friend, who is not added to the property title, to increase the amount they can borrow, up to 95% LTV.
