Frequently Asked Questions

What is the Santander UK mortgage rate?

Santander UK mortgage rates are around 4.55% p.a. as a 2026 reference. Reference 2026; BoE base 3.75%. Your exact rate depends on your profile and deposit.

How is the Santander UK monthly payment calculated?

Using the reducing-balance formula on the financed amount. Enter your amount, rate and term in the calculator above.

How much deposit do I need?

A larger deposit lowers your rate and total cost. Most lenders also add valuation, legal and registration fees on top of the deposit.

Can I reduce the total cost?

Yes — a bigger deposit, shorter term, and extra/early repayments all cut total interest. Check for any early-repayment charges first.

Santander UK mortgage rates in 2026: how they compare to Base Rate

Santander's own intermediary rate bulletin (accessed 15 October 2026) lists a 2-year fixed remortgage rate of 4.86% and a 2-year fixed home-mover purchase rate of 4.70% at 60% LTV (both £1,999 fee), with 5-year fixed remortgage pricing from 4.78%. Santander's own intermediary rates page confirms rates effective from 6 October 2026 and states the Bank of England Base Rate at 3.75% — unchanged since 18 December 2025. That puts Santander's lower-LTV fixed pricing roughly 0.95–1.1 percentage points above Base Rate.

Worked example: £250,000 over 25 years at 4.70% r = 0.047/12 = 0.0039167, n = 300, (1+r) n ≈ 3.230720.

M ≈ £1,418.11 per month . Total repaid ≈ £425,434; total interest ≈ £175,434.

Frequently Asked Questions

What is Santander UK's current 2-year fixed mortgage rate?

Santander's intermediary rate bulletin (accessed 15 October 2026) lists its 2-year fixed remortgage rate at 4.86% at 60% LTV with a £1,999 fee; first-time buyer 2-year fixes run from 4.90% (85% LTV, £999 fee) to 5.51% (95% LTV, no fee).

How often does Santander change its mortgage rates?

Santander, like other major UK lenders, reprices its mortgage range frequently — sometimes multiple times a month — in response to movements in swap rates and competitor pricing.

Does Santander's mortgage rate move automatically with the Bank of England Base Rate?

Only Santander's tracker mortgages move automatically with Base Rate. Its fixed-rate deals, such as the roughly 4.7%–5.5% range in its October 2026 rate bulletin, are fixed for the deal term.

Santander's low-deposit route for first-time buyers: My First Mortgage

Away from its standard fixed and tracker ranges, Santander UK also runs a named product aimed specifically at people who don't yet have a large deposit saved: My First Mortgage. It's built around a minimum deposit of just £10,000 (rather than a percentage of the property price), with lending up to 98% loan-to-value on loan amounts between £190,001 and £500,000. It's restricted to genuine first-time buyers — where there's a joint application, Santander requires both applicants to qualify as first-time buyers — and it excludes flats, new-build homes, and properties in Northern Ireland. The rate is fixed for 5 years, and Santander's own guidance flags the trade-offs plainly: a low-deposit mortgage like this typically carries a higher rate than one with a bigger deposit, and it carries more negative-equity risk if property prices fall. Applicants can start with a decision-in-principle online or call Santander's mortgage team on 0800 068 6064.

Overpaying your Santander mortgage, and what happens if something goes wrong

On a fixed-rate Santander mortgage, you can overpay up to 10% of the loan balance in each calendar year (January to December) without triggering an early repayment charge — the allowance resets every January and doesn't carry over if unused. Overpay beyond that 10% in a given year and the excess is charged at Santander's standard early repayment charge rate; mortgages that aren't on a fixed rate can be overpaid without limit or charge. If a complaint does arise — over a mortgage application, a rate switch, or anything else — Santander says it aims to resolve payment-related complaints within 15 working days (extendable to 35 in more complex cases) and all other complaints within 56 days, contactable on 0800 171 2171, via chat in the app or online banking, in branch, or by post to its Sunderland office. If you're not satisfied with Santander's final response, you can take the complaint to the independent Financial Ombudsman Service free of charge, but you generally need to do so within 6 months of that final response letter.

Frequently Asked Questions

Does Santander offer a mortgage for first-time buyers with a small deposit?

Yes — Santander's My First Mortgage product accepts a minimum £10,000 deposit (up to 98% LTV) on loans between £190,001 and £500,000 for first-time buyers, though flats, new-builds and Northern Ireland properties are excluded and the rate is fixed for 5 years.
