Frequently Asked Questions

What is the BRAC Bank home loan rate?

How is the BRAC Bank monthly payment calculated?

Using the reducing-balance formula on the financed amount. Enter your amount, rate and term in the calculator above.

How much deposit do I need?

A larger deposit lowers your rate and total cost. Most lenders also add valuation, legal and registration fees on top of the deposit.

Can I reduce the total cost?

Yes — a bigger deposit, shorter term, and extra/early repayments all cut total interest. Check for any early-repayment charges first.

BRAC Bank Home Loan Rates: A Base-Rate-Plus-Margin Structure

BRAC Bank prices home loans as Base Rate (variable) + Margin Rate (fixed). BRAC Bank's own page cites a base rate of 9.65% as of the November 2025 reset, with market roundups citing a subsequent base rate of 9.40%–9.46% around mid-2026.

Worked Example: Base Rate + Margin

Using an illustrative combined rate of 13.00% p.a. on BDT 8,000,000 over 20 years (240 months): r = 0.13/12 = 0.0108333, (1+r)240 ≈ 14.223.

Frequently Asked Questions

How does BRAC Bank set its home loan interest rate?

BRAC Bank uses Base Rate (variable) + Margin Rate (fixed). The base rate tracks the average of the highest six-month fixed deposit rates among private commercial banks and resets every six months.

What was BRAC Bank's base rate most recently?

BRAC Bank's own disclosure page cited a base rate of 9.65% following the November 2025 reset; later summaries put it at roughly 9.40%–9.46% around mid-2026.

Will my BRAC Bank home loan EMI change over time?

Yes, potentially. Since the base-rate component floats and resets every six months while the margin stays fixed, your EMI can adjust at each reset date.

BRAC Bank's home loan products and who qualifies

BRAC Bank actually sells three separate home-financing products, not one generic "home loan": Home Loan for purchasing an apartment or house (under construction, semi-completed, completed or secondhand), Home Credit for constructing, renovating or extending a home you already own, and a Takeover facility for transferring an existing housing loan balance from another bank or NBFI to BRAC Bank.

To qualify, BRAC Bank requires a minimum monthly income of BDT 30,000, and self-employed applicants or business owners need at least 3 years of business experience. Applicants can be salaried employees, business owners, proprietors or landlords. The maximum loan size BRAC Bank advertises is BDT 2 crore (20,000,000), and the exact loan-to-value it will offer varies by property type and applicant category rather than being fixed.

BRAC Bank's home loan rate is not fixed for the life of the loan: the bank states the rate is variable and "will be applied in accordance with the Bangladesh Bank's interest rate guideline and the prevailing BRAC Bank interest rate," which is consistent with the base-rate-plus-margin structure described above. Processing fees are tiered: up to BDT 50 lakh, 0.50% of the loan amount or BDT 15,000, whichever is lower; above BDT 50 lakh, 0.30% of the loan amount or BDT 20,000, whichever is lower.

Bangladesh Bank's rules on loan-to-value and housing exposure

Home loans in Bangladesh don't operate in a regulatory vacuum. Bangladesh Bank's Prudential Regulations for Consumer Financing (First Edition, 2004) set the framework still cited as the baseline for housing finance: a maximum debt-equity ratio of 80:20 for housing loans — so a bank can finance up to 80% of the property's value, meaning you need at least a 20% down payment — a mortgage tenure cap of 20 years, and a rule that a bank's total housing-finance exposure must stay under 10% of its net consumer advances. The original text also set a per-party housing finance ceiling of Tk 7.5 million — a figure BRAC Bank's own current maximum of BDT 2 crore clearly exceeds, which suggests the per-party cap has since been revised by later circulars not captured in that original document.

In practice this means even before BRAC Bank applies its own credit criteria, expect to fund at least a fifth of the property price yourself, and don't plan a mortgage term longer than 20 years.

What registration adds on top of your BRAC home loan

A home loan only covers the property price up to your bank's LTV limit — it does not cover the government charges due when the sale deed is registered. As of a May 2025 review, land and flat registrations in Bangladesh carry combined taxes and fees of roughly 14%–15% of the deed value, depending on the region and property category, made up of a registration fee of about 1%, stamp duty of about 1.5%, local government tax of 2%–3%, a withholding/gain tax of 4%–8% (which varies by location and property type), VAT on flats of 2%–4.5% depending on size, and a land development fee of about 2%.

For example, on a BDT 5,000,000 flat, budgeting for registration at even the low end of that range (~14%) means setting aside roughly BDT 700,000 in cash in addition to your down payment — money BRAC Bank's home loan does not finance.
