Frequently Asked Questions

What is the HSBC UK mortgage rate?

HSBC UK mortgage rates are around 4.40% p.a. as a 2026 reference. Reference 2026; BoE base 3.75%. Your exact rate depends on your profile and deposit.

How is the HSBC UK monthly payment calculated?

Using the reducing-balance formula on the financed amount. Enter your amount, rate and term in the calculator above.

How much deposit do I need?

A larger deposit lowers your rate and total cost. Most lenders also add valuation, legal and registration fees on top of the deposit.

Can I reduce the total cost?

Yes — a bigger deposit, shorter term, and extra/early repayments all cut total interest. Check for any early-repayment charges first.

A mortgage route for buyers new to the UK: HSBC's Foreign National lending

Most high-street lenders require settled UK residency before they'll consider an application, but HSBC UK runs a distinct product line for people without that status. Applicants who hold settled or pre-settled status, indefinite leave to remain or right of abode can apply on largely standard terms; those without it can still qualify if they've lived in the UK for at least 12 months, or — for more recent arrivals — if one applicant earns at least £75,000 (excluding variable income) or joint income reaches £100,000. Without UK residency rights, the maximum loan-to-value is 85%, so a minimum 15% deposit is needed, and it must come from personal savings rather than a loan. Required paperwork includes a valid passport with visa stamp or biometric residence permit, and applicants here under 12 months also need a home-country credit report and three months of bank statements. It covers both residential purchases and buy-to-let, all documentation and meetings are conducted in English, and applicants with under 12 months' UK residence apply by phone (0800 169 6333) rather than online.

How much you can overpay, and where a complaint goes if HSBC can't fix it

HSBC gives every fixed-rate mortgage customer an Annual Overpayment Allowance (AOA) of 10% of the outstanding balance, resetting each year on the anniversary of the mortgage or of the last rate switch. Overpay past that 10% and the excess is charged at 1% of the amount over the allowance for each remaining year of the fixed period, capped at 5% on a 10-year fixed deal; tracker and standard variable rate customers can overpay freely with no cap or charge. On complaints, HSBC aims to acknowledge within 5 working days, and resolves payment-service complaints within 15 working days (35 in exceptional cases) and other complaints within 56 days. If HSBC's final response doesn't resolve things, the case can go to the Financial Ombudsman Service — free — but generally only within 6 months of that final response letter, after which the FOS needs HSBC's permission to still look at it.

Frequently Asked Questions

Can I get an HSBC mortgage if I've just moved to the UK?

Possibly — HSBC's Foreign National mortgages accept applicants without UK residency rights who've either lived in the UK for 12+ months, or who meet a £75,000 (sole) / £100,000 (joint) income threshold, at up to 85% LTV, using a 15% deposit from personal savings.
