Mortgage rates ≈ 4.8–5.5% (1-yr fixed). RBNZ OCR 2.75% (raised Sep 2026). Big 4 banks: ANZ, ASB, BNZ, Westpac. Plus Kiwibank, TSB, SBS, Heartland.

Reference figures, ~2026. The Reserve Bank of New Zealand (RBNZ) sets the policy rate; your offered rate depends on your profile, deposit and the lender. Verify current rates before deciding.

Worked example

For every NZ$1,000,000 borrowed at 5.00% over 20 years:

Scale this to your loan amount — e.g. NZ$3,000,000 costs about 3× these figures. A larger deposit and shorter term cut the interest sharply.

Real New Zealand mortgage rates: ANZ carded rates (2026)

ANZ, New Zealand's largest home lender, has adjusted its carded (advertised) fixed mortgage rates several times through 2026 as the Reserve Bank of New Zealand (RBNZ) has moved the Official Cash Rate. After a series of OCR cuts brought the cash rate down from its 2023–2024 peak, ANZ's short-term fixed rates (1-year and 2-year) have generally sat in the high-4% to mid-5% range through 2026, with the bank revising its carded sheet up or down by 10–30 basis points at a time as wholesale swap rates move. Borrowers refixing in 2026 have typically seen materially lower rates than the 6%+ levels common in 2023–2024.

Worked example. On an NZ$600,000 mortgage at a 5.49% 2-year fixed rate over 30 years (360 monthly payments): monthly rate r = 0.0549 / 12 = 0.0045750. With M = P·r·(1+r)n / ((1+r)n − 1): (1+r)360 ≈ 5.0074, so M = 600,000 × 0.0045750 × 5.0074 / (5.0074 − 1) ≈ 13,745 / 4.0074 ≈ NZ$3,430 per month. Because most New Zealand mortgages are fixed for only 1–5 years rather than the full loan term, this payment will be recalculated at whatever rate ANZ (or another lender) is offering when the fixed term expires.

Frequently Asked Questions

How is the mortgage payment calculated in New Zealand?

Lenders use the reducing-balance formula P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan, r the monthly rate and n the number of months. The fin·calc tool applies the same formula with New Zealand's typical rate.

What is the current home loan rate in New Zealand?

As a 2026 reference, typical rates are around 5.0% per year, linked to the Reserve Bank of New Zealand (RBNZ) policy rate. Mortgage rates ≈ 4.8–5.5% (1-yr fixed). RBNZ OCR 2.75% (raised Sep 2026). Big 4 banks: ANZ, ASB, BNZ, Westpac. Plus Kiwibank, TSB, SBS, Heartland.

How much deposit do I need?

A larger down payment lowers both your rate and total interest, and reduces the lender's risk. Most lenders also add valuation, legal and registration costs on top of the deposit.

Can I reduce the total interest?

Yes — a bigger deposit, a shorter term, and extra or early repayments all cut total interest significantly. Use the prepayment option in the calculator to see your exact saving.

Why do New Zealand mortgages only fix for 1-5 years?

Unlike the US 30-year fixed-rate norm, New Zealand banks generally don't offer rates fixed for the full loan term. Borrowers instead choose a fixed term of 6 months to 5 years, then "refix" at whatever the bank's carded rate is at that time, which shifts more interest-rate risk onto the borrower over the life of the loan.

How does the RBNZ Official Cash Rate affect my mortgage?

The OCR sets the base for wholesale swap rates that banks use to price fixed mortgages, and directly drives floating/variable rates. When the RBNZ cuts the OCR, banks typically follow with lower carded fixed and floating rates within days to weeks, though the size of the pass-through varies by term.

Are ANZ's rates representative of the wider New Zealand market?

ANZ is New Zealand's largest home lender by mortgage book size, so its carded rates are a useful benchmark, but ASB, Westpac, BNZ, and Kiwibank often price within a similar band and sometimes undercut each other by 10–20 basis points on specific terms, so it's worth comparing rate sheets before fixing.
