FAB Mortgage Rates: What's Current
First Abu Dhabi Bank's own mortgage page advertises fixed rates of 3.99% for 1-, 2-, and 3-year terms and 4.19% for a 5-year term, for customers with salary transfer plus an FAB credit card. Without salary transfer, rates rise to 4.24% (1-3 years) and 4.44% (5 years).

Frequently Asked Questions
What is FAB's current fixed mortgage rate?
As of its current promotional offer (valid through September 30, 2026), FAB advertises 3.99% for 1-, 2-, and 3-year fixed terms and 4.19% for a 5-year fixed term, for customers with salary transfer and an FAB credit card.
What rate does an FAB mortgage move to after the fixed period?
Salary-transfer customers roll onto a variable rate of 3-month EIBOR plus 1.5% (with a 1.99% floor), while non-salary-transfer customers roll onto 3-month EIBOR plus 1.89%.
Does FAB currently offer any mortgage fee waivers?
Yes — FAB's current promotion, valid through September 30, 2026, waives processing fees up to AED 25,000.
How much can FAB lend you? The CBUAE loan-to-value caps
Before FAB's own pricing even comes into play, the Central Bank of the UAE (CBUAE) sets a hard ceiling on how much of a property's price any bank — FAB included — is allowed to finance. Under the CBUAE's mortgage-loan regulation (Circular No. 31/2013, as amended), the maximum loan-to-value (LTV) ratio depends on whether you're a UAE national or an expatriate, the property price, and whether it's your first mortgaged home:
| Borrower / property | UAE nationals | Expatriates |
|---|---|---|
| First home, price up to AED 5M | 85% LTV | 80% LTV |
| First home, price above AED 5M | 75% LTV | 70% LTV |
| Second or subsequent mortgaged property | 65% LTV | 60% LTV |
| Off-plan property (any buyer) | 50% LTV | |
So on an AED 1,500,000 first home under the FAB example above, an expat needs at least a 20% down payment (AED 300,000) before financing costs, plus DLD and agent fees below. The CBUAE regulation also caps the maximum mortgage tenor for any bank at 25 years, which is why the calculator on this page defaults to that term, and it caps early-settlement fees at the lower of 1% of the outstanding balance or AED 10,000 (down from 3% before October 2019).
Dubai Land Department fees on top of the mortgage
If the property is in Dubai, the Dubai Land Department (DLD) charges a separate 0.25% of the mortgage amount to register the mortgage itself (plus a flat AED 250 title-deed fee, AED 10 knowledge fee and AED 10 innovation fee) — this is distinct from, and in addition to, the well-known 4% DLD transfer fee charged on the property's sale price when you buy. Registering an FAB mortgage of AED 1,500,000, for example, adds roughly AED 3,750 in DLD mortgage-registration fees alone.
EIBOR, and why FAB's variable rate moves
Once FAB's fixed-rate period ends (see the 3.99–4.44% offers above), the loan rolls onto a variable rate of 3-month EIBOR plus a margin. As of 24 September 2026, the Central Bank of the UAE's official fixing puts 3-month EIBOR at 4.20% — so a salary-transfer customer on EIBOR + 1.5% (1.99% floor) would be paying around 5.70% once their fixed period expires, well above the 3.99–4.19% promotional rates. This is worth planning for: budget the higher post-fixed-period payment, not just the introductory one.
