Example: ৳5,000,000 home loan at 13% for 15 years
- Monthly payment: ৳63,262
- Total paid over 15 years: ৳11,387,180

Key things to know
- Home loan rates track the Bangladesh Bank policy rate (9.50%) plus a bank spread, so most rates sit around 12–14%.
- Tenures typically run up to 20–25 years; a longer tenure lowers the monthly installment but raises total interest sharply.
- Islamic banks (e.g. Islami Bank, Shahjalal) offer Shariah-compliant home financing (HPSM) at comparable effective rates.
A real-data rate check: home loan rates in Bangladesh (2026)
Published bank rates for home (house building) loans in Bangladesh vary widely by lender type. BRAC Bank's own home loan page lists a current variable base rate of 9.65% (published November 2025), to which the bank adds a fixed margin to arrive at the effective customer rate. On the non-bank finance side, IDLC Finance PLC and other housing-finance companies publish home loan rates in the 14.00%-14.50% range, while Islami Bank Bangladesh has quoted around 13.50% for Shariah-based home financing, according to a July 2026 roundup of bank rates by Concord Real Estate.
The state-owned Bangladesh House Building Finance Corporation (BHBFC) remains the cheapest option for eligible borrowers. BHBFC raised its rates from 9.0% to 10.0% in Dhaka/Chattogram (and from 8.0% to 9.0% elsewhere) effective January 2025, citing higher IDB funding costs, but its rates still undercut most private lenders. In short: budget 9-10% if you qualify for a BHBFC or subsidized government loan, and 12-14.5% for a typical private commercial bank or NBFI home loan in 2026.
A more realistic example: a BDT 50,00,000 (50 lakh) home loan at a private-bank rate of 13% per year over 15 years (180 months) works out, using M = P·r·(1+r)^n / ((1+r)^n − 1) with a monthly rate r = 13%/12 = 0.010833, to a monthly installment of approximately BDT 63,250.
Frequently Asked Questions
How is home loan installment calculated in Bangladesh?
Banks use the reducing-balance EMI formula: P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1). Most home loans are floating, repriced as the Bangladesh Bank policy rate changes.
What is the current home loan rate in Bangladesh?
Around 12–14% per year as of 2026, reflecting the Bangladesh Bank policy rate of 9.50% plus a bank spread. BRAC, DBBL, City Bank and EBL are major lenders.
What is the maximum home loan tenure?
Usually up to 20–25 years, subject to your age at maturity and income. A longer tenure cuts the monthly installment but significantly increases total interest.
Is Islamic home financing available?
Yes. Islami Bank Bangladesh, Shahjalal Islami and others offer Shariah-compliant home financing (HPSM/diminishing musharaka) with no interest, at broadly similar effective cost.
Can I prepay my home loan?
Yes. Partial prepayments early in the term remove large amounts of interest. Check your bank's early-settlement charge before prepaying.
Which Bangladeshi banks currently publish the lowest home loan rates?
As of 2025-2026, the state-owned Bangladesh House Building Finance Corporation (BHBFC) offers the lowest published rates, around 9-10% in Dhaka/Chattogram and roughly 7-9% for other areas and farmers' housing loans, after a rate increase effective January 2025. Private commercial banks and NBFIs such as IDLC Finance and Islami Bank Bangladesh typically charge 12-14.5%.
Are Bangladesh home loan rates fixed or variable?
Most private bank home loans in Bangladesh use a variable base-rate-plus-margin structure (for example, BRAC Bank's base rate was 9.65% in November 2025, reviewed every six months), so the effective rate you pay can change over the life of the loan. BHBFC's rates are administratively set and change less frequently, but were still revised upward in January 2025.
