Local rates & providers
Mortgage rates ≈ 3–3.75% (HIBOR-based with cap at ~P−1.75%). HKMA base rate 4.25% (raised Sep 2026). HKD pegged to USD 7.75–7.85. Providers: HSBC, Hang Seng, Standard Chartered, BOC Hong Kong, Bank of East Asia, Citi.
Reference figures, ~2026. The Hong Kong Monetary Authority (HKMA) sets the policy rate; your offered rate depends on your profile, deposit and the lender. Verify current rates before deciding.
Worked example
For every HK$1,000,000 borrowed at 3.50% over 20 years:
- Monthly payment: HK$5,800
- Total repaid: HK$1,391,903
- Total interest: HK$391,903
Scale this to your loan amount — e.g. HK$3,000,000 costs about 3× these figures. A larger deposit and shorter term cut the interest sharply.
Real Hong Kong mortgage rates: H-Plan vs P-Plan (2026)
Hong Kong home loans are priced off one of two benchmarks, not a single "market rate." The H-Plan tracks 1-month HIBOR (the Hong Kong Interbank Offered Rate) plus a bank spread — typically HIBOR + 1.3%, usually with a floor referencing the bank's Prime Rate minus a larger discount, whichever is lower. The P-Plan tracks the bank's own Prime Rate (most major banks quote Prime around 5.75%–5.875% through 2026) minus a discount of roughly 2.0%–2.5%. With 1-month HIBOR trading in the 2%–2.5% range for most of 2026 after successive rate cuts, H-Plan borrowers have generally landed close to 3.3%–3.5% effective, while P-Plan works out similarly once the bank's discount is applied — which is why most banks now cap the H-Plan rate at (roughly) Prime − 2.5% so borrowers automatically get whichever plan is cheaper that month.
Worked example. Using an effective rate of 3.4% on a HK$6,000,000 mortgage over 30 years (360 monthly payments): monthly rate r = 0.034 / 12 = 0.0028333. With M = P·r·(1+r)n / ((1+r)n − 1): (1+r)360 ≈ 2.7855, so M = 6,000,000 × 0.0028333 × 2.7855 / (2.7855 − 1) ≈ 47,373 / 1.7855 ≈ HK$26,530 per month. Because H-Plan and P-Plan rates both float with market benchmarks, this figure moves whenever HIBOR or Prime is repriced — always check the bank's current HIBOR/Prime rate sheet before relying on a quote.
Frequently Asked Questions
How is the mortgage payment calculated in Hong Kong?
Lenders use the reducing-balance formula P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan, r the monthly rate and n the number of months. The fin·calc tool applies the same formula with Hong Kong's typical rate.
What is the current home loan rate in Hong Kong?
As a 2026 reference, typical rates are around 3.5% per year, linked to the Hong Kong Monetary Authority (HKMA) policy rate. Mortgage rates ≈ 3–3.75% (HIBOR-based with cap at ~P−1.75%). HKMA base rate 4.25% (raised Sep 2026). HKD pegged to USD 7.75–7.85. Providers: HSBC, Hang Seng, Standard Chartered, BOC Hong Kong, Bank of East Asia, Citi.
How much deposit do I need?
A larger down payment lowers both your rate and total interest, and reduces the lender's risk. Most lenders also add valuation, legal and registration costs on top of the deposit.
Can I reduce the total interest?
Yes — a bigger deposit, a shorter term, and extra or early repayments all cut total interest significantly. Use the prepayment option in the calculator to see your exact saving.
What's the difference between H-Plan and P-Plan mortgages in Hong Kong?
H-Plan pricing floats with 1-month HIBOR plus a fixed spread (commonly HIBOR + 1.3%), so it moves with short-term interbank liquidity. P-Plan pricing floats with the bank's own Prime Rate minus a discount, which changes far less often. Most Hong Kong banks now quote a capped H-Plan (effectively the lower of the two) so borrowers get whichever is cheaper each month.
Why do Hong Kong mortgage rates change so often?
Because most Hong Kong mortgages are floating-rate, tied to HIBOR or Prime rather than fixed for the loan term. HIBOR in particular can move within weeks as it tracks US dollar interest-rate expectations (the Hong Kong dollar is pegged to the US dollar), so H-Plan borrowers can see their monthly payment change from one review period to the next.
Is a fixed-rate mortgage available in Hong Kong?
Yes, several banks including HSBC offer short fixed-rate mortgage plans (often for the first 2–3 years) before reverting to H-Plan or P-Plan pricing, typically at a small premium over the floating rate in exchange for payment certainty during the fixed period.
